The Nebraska Department of Economic Development (DED) has published application guidelines for the 2024 program cycle of the Nebraska Affordable Housing Trust Fund (NAHTF).
The Nebraska Affordable Housing Trust Fund (NAHTF) was established by the Nebraska Legislature in 1996 through the Nebraska Affordable Housing Act. Enacted to address Nebraska’s affordable housing needs, the Act calls for a portion of the documentary stamp tax from Nebraska real estate transactions to be transferred to the NAHTF. DED administers the fund to support the development of quality, affordable housing across the state. Having a ready supply of reasonably priced housing helps communities recruit new families, attract businesses, and ensure residents at all income levels can enjoy the Good Life.
The NAHTF’s Housing Development and Technical Assistance funding cycles are currently open.
Pre-applications are a requirement and are due by 5:00 p.m. (CT) on Thursday, March 7, 2024. Full applications are due by 5:00 p.m. (CT) on Thursday, May 9, 2024.
Pre-applications and full applications must be submitted electronically via AmpliFund. Applicants should review the Application Guidelines, and the included Funding Timeline, prior to submitting. DED will offer pre-recorded pre-application and full-application workshops on its website at https://opportunity.nebraska.gov/nahtf. The pre-application workshop will be posted on February 16th. The full application workshop will be posted on March 8, 2024.
DED staff will operate open office hours to assist applicants with questions specific to the application and application guidelines. All project-related questions should be directed to a housing program representative. Open office hours will held on February 22nd, March 14th, and April 11th from 10:00 am to 11:00 am (CT). Registration for open office hours will be made available by February 15th on the agency website at https://opportunity.nebraska.gov/training/. Applicants are encouraged to review the Application Guidelines and the available pre-recorded workshops prior to participating in open office hours.
